It doesn’t take much to transform your ordinary patio, deck, or verandah into your new favorite room—your happy place to relax with a cup of coffee, a glass of wine, or in the case of 228 East Winding Way at River Landing, to watch ducks land in the pond at the foot of the 6th hole on The Landing golf course. Share with guests or keep it all to yourself. If you set this space up right and use it, it will become your favorite place and here’s how you get started!

Go bold with color.

From pillows to plants, everything can use a pop of color. There simply are no real rules. If you like it or it speaks to you, go for it!

Create drama with lighting.

Whether it be with candles, lanterns, or string lights, an outdoor space is best with a little ambiance. A number of recent designs include outdoor chandeliers, ceiling fans with lights, and even LED meteor lights.

Create a real ‘Living Room’ feeling.

Just because your room is outdoors doesn’t mean it has to be set up like it is outdoors. We aren’t talking about a garage. Creating a warm and inviting outdoor space is best when the space is set up to encourage communication and fellowship.

Go green!

Outdoor plants don’t have to be limited to hostas and ferns. Bold pieces can really create statements. Add tropical plants and blooms with color.

Just make sure you have the space for those plants to grow properly and not cross over to your neighbor’s land. You can ensure proper growth patters by conducting a survey of your property and then planting your new greenery in a way that suits your property best.

Add a centerpiece.

Gone are the days of citronella candles as a centerpiece for your outdoor table. If you decide to share your new space with others, consider adding a natural touch with cut flowers, grasses, and even twigs from your own backyard and display them in a vintage milk bottle or a mason jar.

None of those elements were lost at 228 East Winding Way. Currently listed for $676,193, the Frank Betz McKendree Park Design is an excellent example of comfortable and stylish living. At 4,473 square feet, the 4 bed/4 bath home is a beautiful example of the type of living available at River Landing. Aside from the spectacular outdoor room, the living areas are clad with Brazilian Cherry hardwoods, Botticino/Bianco Antico granites, Cambridge cherry cabinets, Grohe faucets, and custom GE Monogram appliances.

The downstairs features a well-appointed master suite with seating area, and a spacious master bath. The second floor offers a 4th bed, a 3rd bath, walk-in closets, heated/cooled storage spaces, a large, and a finished recreation room with additional music/exercise space.
